The Basics:

The 2012 IRC applies to single family dwellings and duplexes.

Is your project in the City of Yerington?

Visit the Lyon County Assessor's Office website to be sure.
If your APN (Assessor's Parcel Number) starts with 001 then your property is in the City limits. If the APN starts with any other number then the parcel is located in Lyon County. Contact the Lyon County Building Department at 775-463-6531.

Some projects do not require a building permit: (Zoning Rules Still Apply)

  • Sidewalks and driveways
  • Sheds under 200 sf
  • Fences less than 7 feet tall
  • Retaining walls less than 4 feet tall
  • Painting, papering, tiling and carpeting
  • Cabinets, countertops and similar finish work
  • Prefabricated swimming pools less than 24 inches deep
  • Swings and playground equipment
  • Window awnings less than 54 inches
  • Decks less than 200 SF, less than 30 inches above grade, not attached to the dwelling and not serving a required exit door

CORNER LOTS: The side yard that faces a city street must have a 20' setback.

Property taxes must be paid in full prior to a building permit being issued.

A affidavit is included with the permit packet that must be signed at the Lyon County Clerk's Office.

All contractors must have a current city of yerington business license. Call 775-463-3511 for more information.

There are no exceptions to this requirement and citations will be issued to violators.

This information is furnished primarily for engineers and architects designing structures for the City of Yerington.

Flood Zones:

Yerington has flood hazard areas within the City Limits. Enter the property address into the FEMA Flood Map Service Center to find out if your property is subject to special provisions of the building code. You must acknowledge compliance with TITLE XII (Flood Zones) on your application.

HOA'S and CC&R's:

When you submit your residential permit you are acknoledging that you are in compliance with any and all CC&R's that are in force at the property location. The City cannot research these rules on your behalf.

Water and Sewer Connections:

Water and sewer connection fees are set by the City Council and are not negotiable. Full payment must be made before the service is installed.

Residential Building Permit Fees:

Permit base fees are based on the valuation of the project- that is the total estimated costs including labor.

Gas line pressure tests and electrical panel replacement permits are a flat fee of $50.

Manufactured Home Set Permit: $500.00 for each structure.

Sewer Lateral Permit: $100.00 for each inspection.

Water Lateral Permit: $100.00 for each inspection.

Septic Permit (New and Replacement): $160.00 for each inspection.

Residential HVAC Permit (Inc Wood Stoves): $80.00.

Inspection Card Replacement: $25.00.

Valuations above $100,000 are $639.50 plus $3.50 for each $1,000 thereafter.

Plan Review Fees:

Plan review fees are 1/2 the Building Permit Fees or actual review cost, whichever is higher.

Lyon County Assessments for New Home Construction:

Any new home constructed in the City of Yerington will be assessed a $1,600 fee for schools and a $900 fee for roads.
